swiftfleet is a consulting firm built around the three disciplines that decide whether a project stands up: the property itself, the money behind it, and the work required to build it. Most advisers cover one of those and hand you off at the boundary. We hold all three in the same conversation, which is where the awkward questions usually live.
The work is practical. We read the site, test the numbers, and set out what the options actually cost in time, money and risk. Whether you are weighing an acquisition, preparing a budget your lenders will accept, or trying to keep a build on programme, you get a clear position, the reasoning behind it, and documentation you can put in front of a board, a bank or a contractor without rewriting it first.
What we do
Advisory work across the full life of a project
Three practices that are usually bought separately. We run them together, so the property case, the financial case and the delivery plan agree with each other.
01
Property Advisory
Acquisitions, development planning and due diligence support.
We work through the questions that decide whether a site is worth pursuing and what it can realistically become. That covers acquisition analysis and negotiation support, development planning against what the site and its constraints will genuinely allow, and a due diligence process organised so that nothing material surfaces after you are committed. Where specialist reports are needed we tell you which ones matter, brief the people producing them, and translate what comes back into a position you can act on. The output is a defensible view of the asset with the assumptions written down beside it.
Best for
Weighing an acquisition and needing an independent read before committing
Testing what a site can hold before design fees start accumulating
Coordinating due diligence across several advisers on a deadline
Presenting a property case to partners, lenders or a board
02
Finance Support
Feasibility, budgeting frameworks and stakeholder-ready reporting.
We build the financial picture that a project is judged on. Feasibility work establishes whether the scheme carries itself under realistic assumptions, and what has to be true for it to keep doing so. Budgeting frameworks give you a cost structure that holds together as scope moves, rather than a spreadsheet that quietly stops matching the job. Reporting is prepared for the people who actually read it, so lenders, investors and boards get consistent numbers with the movements explained. We also stress-test the assumptions you would rather not think about, because that is the conversation that arrives later anyway.
Best for
Establishing whether a scheme is viable before it goes further
Replacing an ad hoc cost spreadsheet with a structure that scales
Preparing for a lender, investor or board review
Understanding how sensitive a project is to cost, rate or timing changes
03
Construction Consulting
Project planning support and contractor coordination guidance.
We support the planning and coordination that keeps a build predictable. That means a programme sequenced against real lead times and trade dependencies rather than an optimistic bar chart, a scope that is clear enough to price consistently, and guidance on how to structure and run contractor relationships so that variations get resolved instead of accumulating. During delivery we help you read progress honestly, identify where a slip is about to become expensive, and decide what to do about it. We advise the client side, so the position we take is yours.
Best for
Setting a programme and scope before going out to tender
Comparing contractor proposals on something other than headline price
Managing coordination across multiple trades and consultants
Getting an independent read on progress, variations or delay claims
Why swiftfleet
What you get that you would not get elsewhere
Consulting is easy to buy and hard to judge. These are the things clients tell us made the difference.
01
Clarity over volume
You get a position and the reasoning behind it, not a 90-page report with the answer buried in an appendix. If the recommendation is to walk away, we say that plainly and show the working.
02
Experience across the trades
Property, finance and construction are handled by the same team, so the numbers, the programme and the site constraints are reconciled with each other before they reach you.
03
Decision-ready documentation
Everything we produce is written to be forwarded. Feasibility summaries, cost structures and due diligence packs go to your board, lender or contractor without a rewrite.
04
Responsive communication
One named contact who knows your project, replies within a business day, and tells you early when something has changed rather than at the next scheduled meeting.
05
Independent by design
We hold no agency listings, take no contractor commissions and sell no financial products. Our advice is paid for by you, which is the only interest it serves.
How we work
Three steps, and we stay past the report
Short enough to keep momentum, structured enough that you always know what happens next and what you will have at the end of it.
01
Discovery
We start with the project as it actually stands: the documents, the constraints, the decisions already made and the ones still open. A short working session establishes what you need to decide and by when, so the engagement is scoped against a real deadline rather than a generic checklist.
You receive
Scope note, key questions, agreed timeline
02
Plan and Recommendations
We do the analysis and come back with options rather than a single verdict, each with its cost, timing and risk set out. You get the recommendation we would act on, the reasoning that supports it, and the assumptions that would change it if they moved.
You receive
Written recommendation, supporting analysis, assumption register
03
Implementation Support
Advice that stops at the report tends not to survive contact with the project. We stay on through delivery, helping you brief consultants, review contractor responses, keep reporting current and adjust the plan when conditions change.
You receive
Ongoing reviews, updated reporting, coordination support
In their words
What working with us looks like
We had three advisers giving us three different versions of the same site. swiftfleet reconciled them in a fortnight and told us which of the numbers were actually load-bearing. We bought with a much clearer head.
Client AProperty developer, mixed-use acquisition
Our feasibility model had grown into something nobody trusted. They rebuilt the budgeting framework around how the project is really staged, and the lender review that followed was the shortest one we have had.
Client BFinance director, residential scheme
The programme review caught a sequencing problem that would have cost us the better part of a season. Practical, direct, and they stayed involved long after the initial report was delivered.
Client COperations lead, commercial fit-out
Note: These are illustrative examples showing the kind of work swiftfleet is engaged for. Named client references are available on request, subject to those clients agreeing to be named.
We take on a limited number of engagements at a time so that each one keeps a named lead. Discovery sessions can usually be booked within one to two weeks, and short advisory pieces often start sooner. If we cannot start when you need us, we will tell you at the first conversation rather than holding a place we cannot fill.
How long does a typical engagement take?
A focused piece of work such as an acquisition review or a feasibility check usually runs two to four weeks from kick-off. Development planning and full due diligence coordination typically run four to eight weeks depending on how many third-party reports are involved. Implementation support is ongoing and reviewed at intervals that suit the project, most often monthly.
Do you work remotely or in person?
Both. Analysis, reporting and most working sessions run remotely, which keeps the engagement efficient and the turnaround quick. Site walkovers, contractor meetings and the kind of stakeholder sessions that genuinely benefit from a room are done in person. We will tell you upfront which parts of the scope need us on site and reflect any travel in the estimate.
What deliverables do you actually produce?
Typically a written recommendation with the supporting analysis, a feasibility or cost structure in a workbook you keep, a due diligence tracker showing status and outstanding items, a risk and assumption register, and a summary written for whichever audience needs to sign off. Everything is prepared so you can forward it without editing, and you keep the working files at the end of the engagement.
Which industries and project types do you work with?
Residential, commercial and mixed-use property, along with the fit-out, refurbishment and infrastructure work attached to it. Clients are usually developers, owner-occupiers, investors, family offices and organisations managing their own estate. Project size varies; the common factor is a decision with enough money or risk behind it to be worth thinking about properly.
How do you handle confidentiality?
We will sign your non-disclosure agreement, or provide ours if you would prefer. Project material is kept to the people working on the engagement, we do not name clients or use project details in marketing without written permission, and we will tell you at the outset if we hold any engagement that could reasonably be seen as a conflict. Files are returned or deleted at the end of the engagement on request.
How do I start working with swiftfleet?
Send a request through the form on this page with a short description of the project and what you are trying to decide. We reply within one business day to arrange an introductory call, usually about 30 minutes and at no cost, to work out whether we are the right fit. If we are, you get a written scope and fee proposal before any work begins.
What happens after the initial consultation?
You receive a short written summary of what we discussed and a proposal setting out scope, deliverables, timeline and fees on a fixed or capped basis wherever the work allows it. Nothing is chargeable until you accept it. If the timing is not right, we are happy to stay in touch and pick the conversation up when the project moves.
